Jayhawker Towers is designed as an apartment complex for single non-traditional students, upperclass students, and transfer students with at least 30 credit hours. As such, it is intended to provide an environment where mature, responsible students already acclimated to the rigors of college studies can succeed.  First-year students (incoming freshmen or transfer students with fewer than 30 credit hours) may be allowed residence in Jayhawker Towers if they can demonstrate a familial relationship with a current resident or their participation in an academic or extracurricular program provides the prospective resident with substantial inherent structure and support assuring that they are prepared to live more independently in this apartment-style environment.

“The Towers” offers students continuous occupancy (summer contracts are available) and increased space, privacy, and independence while retaining the advantages of on-campus living such as location, staff, security, programs, and activities. An active tenants’ association sponsors social events and provides input on community improvements. Tower B houses additional study space in a large Academic Resource Center equipped with computers and resource materials.

All apartments are two-bedroom and are shared by either two or four residents. Apartments are cable-ready; carpeted and partially furnished with beds, desks, chairs, and window blinds. Residents provide living/dining furniture and task lighting. A furniture rental option is available for Towers residents – contact KU Student Housing for details. A small kitchen is provided in each apartment – residents can also choose a KU Cuisine meal plan for an additional fee.

The community at Stouffer Place neighborhood provides quiet, inexpensive, family-friendly on-campus housing for:

  • graduate students
  • couples and students with children
  • post-doctoral researchers
  • non-traditional students

Stouffer Place offers one-, two-, or three-bedroom apartments. Amenities include laundry rooms, parking, playgrounds, and a nearby child development center. In addition, you will be encouraged to participate in programs that celebrate Stouffer Place's international and cultural diversity.

Stouffer Place Apartments are conveniently located on campus at 19th and Iowa, just southwest of Allen Field House. The complex has easy access to major traffic ways, a city and university bus stop, and shopping centers. Traffic enters the complex from 19th Street.

The complex consists of 283 apartments in 25 two-story brick buildings on a terraced hillside. There are up to 12 apartments in each building. Stouffer Place's renovated buildings have two- and three- bedroom apartments and are equipped with central air-conditioning. One of these renovated buildings can be used by persons with mobility limitations. Availability of the renovated apartments is limited.

Stouffer Place Apartments are unfurnished. If you live in a non-renovated apartment, you may install window air conditioners with prior approval from the Stouffer Place maintenance supervisor. All floors in the apartment are covered with tile and bathrooms have a bathtub with shower. Each apartment is provided with a full-sized refrigerator and a gas or electric range and oven. Dishwashers may not be installed. You may not install washing machines or clothes dryers. There are two 24-hour laundries available at Stouffer Place equipped with coin- or smartcard-operated laundry machines. No pets are permitted at Stouffer Place except for fish in aquariums.

Stouffer Place provides an on-site maintenance staff. Residents are responsible for all utility bills including gas, electricity and water. Contact KU Information Technology Services at 864-8080 for information about telephone service, internet access, and cable TV service options.

The Stouffer Community Center is a favorite place for residents to relax and enjoy time together. Stouffer Place neighborhood has several playgrounds for children and Hilltop Child Development Center is nearby. Information about bus service for public school-age children is available from the Lawrence school district offices. Married applicants are required to provide proof of marriage; heads of households must provide proof of dependency of children. Dependent children must reside with the student on a permanent basis. These documents must be authenticated or written in English. Two- and three-bedroom apartments are limited to students with children.

Priority is based on the date your application and fee are received by Student Housing. The regular contract period begins July 1 and terminates on June 30 of the following year. The contract may be terminated by giving 30 days advance notice in writing.

Sunflower Apartments | cost

Priority for these duplex apartments, located atop a beautifully landscaped hill, is given to faculty, unclassified staff, visiting scholars, and post-doctoral fellows. Occupancy is generally limited to one year. Contact the Department of Student Housing at housing@ku.edu for the current Sunflower Apartments application and for furniture rental information for Sunflower Apartments residents.

Sunflower Apartments are designed to provide housing for new faculty and staff during the first year of their appointment, giving them the opportunity to become familiar with the Lawrence community. Located on the northwest corner of 11th and Missouri Streets, adjacent to the north edge of the KU campus (near Memorial Stadium) and within easy walking distance of the main campus, they are one-story, brick, side-by-side duplex apartments set in a hilly area. Nineteen two-bedroom units are available; each has approximately 650 square feet of living space plus additional unsecured storage space in the unfinished basement of the building. Each unit has one bathroom, a kitchen, dining area, living room, and two bedrooms. They have hardwood floors and are unfurnished except for a stove and refrigerator (a few have been renovated and contain dishwashers). Traverse rods for draperies are provided on the living room windows; roller shades and cafe rods are provided for all additional windows. All units are equipped with a gas forced-air furnace for heating and central air conditioning. All have access to a common unfenced lawn area; some have decks out the back door.

Off-street parking is provided for one vehicle per apartment; additional parking may be available on streets adjacent to the complex. You must purchase a permit for each vehicle parked in the Sunflower lot (permits are available from the Parking Department at 1502 Irving Hill Road).

Eligibility

Preference is given to full-time faculty/unclassified staff, half-time faculty/unclassified staff, and students with teaching/research assistantships, visiting scholars, and post-doctoral fellows, in that order. Graduate students not holding a position must be fully enrolled during the principal part of the year. All residents of Sunflower must continue to hold their appointments while in residence, although this requirement is waived during the summer months if the resident was eligible in the spring semester and expects to renew a faculty appointment for the fall term. Faculty, unclassified staff, and post-doctoral fellows are limited to one year of occupancy.

It is understood and agreed by both parties that residents in the apartment are limited to members of the immediate family. Proof of marriage (written in English) will be requested. Cohabitation is not permitted.

Preparing for your Arrival

Utility Service

Sunflower residents must have gas and electric service accounts set up in their name prior to occupancy (water, trash and sewer service are paid by Student Housing). Written verification of utility service is required by the Apartment Assignment Coordinator at the time the contract is signed. Telephone and cable television service is optional.

Contracts and Payments

Residents of Sunflower Apartments are required to sign a contract for the full academic year. This contract automatically renews on July 1st (except for those limited to one year of occupancy). If for the following year, a rental increase is approved or if there is a significant change in the contract, all residents will be notified in March. Any tenant who does not wish to renew his/her contract for the following academic year must submit an Intent to Vacate Form at least 30 days prior to vacating. Residents must furnish picture identification any time a contract is modified. The Department of Student Housing reserves the right to deny renewal of any contract.

A security prepayment of $250.00 is required at the time an offer is made. This security prepayment will be refunded to you when you vacate, provided you keep the terms of the contract (i.e. give a 30 day Intent to Vacate Notice in writing and clean the apartment according to instructions). The deposit is forfeited if other terms of the contract are not fulfilled. Damages for other than normal wear that exceed $250.00, should they occur, will be billed to you. Prorated rent for the remainder of the month is due the day the keys are picked up.

Rent for each month is due on the first day of that month. For example, rent for the month of May is due May 1, and is payable at the University Business Office in Room 20, Carruth O'Leary Hall. Late fees and finance charges are assessed by the Comptroller's Office in accordance with University policy. Residents must sign a contract which expires June 30.

FAQs

CONTRACT: The Sunflower Contract may answer questions about subletting, renewal, etc.

NOISE: Are the apartments noisy? The neighborhood tends to be a quiet one of serious students and/or young professionals. There is minimal sound transfer from one side of the unit to another.

MICROWAVES: Are microwave ovens provided? No. Apartments are equipped only with traditional electric stoves.

WATER BEDS: Water beds are not allowed in Sunflower Apartments.

PETS: Pets are not allowed, except for fish in aquariums.

CARPETING: No carpeting is provided. Apartments have hardwood floors.

INTERNET CONNECTION: If you wish to access the internet from your apartment you must establish an account with KU's ResNet office. Visit ResNet on-line for more information.
